Question

what would it cost to get out of my lease early
A good answer

The lease (section 36, which the renewals leave unchanged) lets him leave early by giving written notice at least 60 days before the day he moves out, which must be the last day of a month, and paying with the notice an early termination fee of one month's rent at the rate then in effect, so $1,150. The deposit cannot be used for the fee. Gail may reduce or waive the fee if a new tenant starts paying the day after he leaves. His notes show he has not read this yet and has not asked her. A sharper answer adds that 60 days and a month-end date decide when he can go: leaving on November 30 needed notice by October 1.

FINCHLEY, saw it w/ Dez at 10. Dale Okerlund showed it, 60s, quiet, fixes things himself, lives 3 blocks away. current tenants are a couple moving to Madison.
GOOD
- the sunroom. 9 x 14, windows on two sides, radiator vent in the floor so it's warm. north light it is not, it's south/west, I'd need a shade for afternoon. flat file fits on the long wall (measured: 112")
- bedrooms are equal-ish. Dez says I get the back one (quieter) since I get the sunroom
- kitchen: Dez opened every drawer. gas range. he's sold
- garage stall: Dez doesn't have a car. mine. Toast gets a ROOF
- laundry w/ no quarters
- Dale said yes to one cat, 25/mo, "what's one cat"
NOT GOOD
- forced air, no radiators. Miso will have nothing to sit on in winter
- bath is small, one sink, Dez takes 40 min showers
- stairs are steep + turn. the drafting table. again
- gas bill: current tenants say ~140/mo dec-feb, 30 in summer
- no bay window
MONEY
- 950 each + deposit 950 each + 45 application each
- Dale wants applications by oct 9, he has two other parties
- income: 2.5x rent combined = 4,750/mo. Dez makes 52k. we're fine together
THE PROBLEM: my lease. dec 1 is 6 months early. talk to Gail BEFORE applying
Traps it covers

only_in_file Only inside files. The lease, nine pages: the late fee ($50 after the 5th, section 6), the returned-payment charge ($30), the lockout charge ($75, section 29), the 21-day deposit return (section 8), early termination (60 days' notice to a month end plus one month's rent, section 36) and the year the building was built (Addendum C). The $9,850.00 on the Pilcrow 1099 and the tax withheld on the W-2 ($1,204.18 federal), both boxed substitute forms. The royalty (3% after 4,000 copies) and the print limits in the book contract. The date Miso was spayed and her shelter shots. What Gail wrote by hand on the 2026 renewal. The renters policy number and limits. Also only on a picture: the old address on the Minnesota license. Miso's microchip number is in two files and no note.

only_in_file Hard files that can still be read. The book contract (documents/heron-contract.pdf) is a scan with no text layer: the royalty has to be read off the picture. The adoption agreement (documents/miso-adoption.jpg) is a faint copy: the spay date and the microchip number are pale but legible, and the microchip is also on the vet's summary, which is clean. The renewal letter carries handwriting: Gail's remark about taxes and a P.S. that Rolf would free the north window in April 2026, which no note repeats and which later notes show did not happen.

near_duplicate One paper captured twice, as two documents: "renewal 2026" (documents/renewal-2026.pdf, clean, with text) and "IMG_4417" (documents/renewal-2026-phone.jpg, his phone photo, angled, with glare, saved under the phone's own file name). The same letter, not two letters; the PDF is the one to read.

note_contradicts_record Rent and term: the only lease record was made in 2024 and never touched, so it says 1,050 and ends 2025-05-31; a January 2026 budget note says 1,095; the signed 2026 renewal letter and the notes of March and June 2026 say 1,150 to 2027-05-31, and they are right. Plate: the parking note says HVN-761; the registration, the title and the application note say HVN-716, and a note a week later says he gave Ines the wrong one; 716 is right. Deductible: the car policy record says 500 and 89 a month; the note of the 2026-07-14 call says 1,000 and 76; the note is newer and right, but no file confirms it. Deposit: his note of the phone call has Gail saying 30 days; the lease says 21 and says it governs; both are true of what they record. Spreads: a reminder to send Odette four spreads is still open, and the journal three days before the build day says they went; the journal is right.
